When you’re building a home, those initial first steps can be overwhelming. How do you know what you want? Can you afford a new home? And how long will it take? At JNT building and Remodeling, Inc, We understand that building can be stressful, and a little bit daunting. That’s why we make a point to divide up the building process into several individual steps. Then, by communicating with you regularly and openly, it will be easy for you to sit back, relax, and wait for your custom designed home to become a reality.

Here’s how we do it:

STEP 1 - Evaluate (Meet and Greet)

Your custom home build is immensely important, and of all the decisions you will have to make, picking the builder is the most important. We want to meet at our office or onsite and get to know you while allowing you to find out about us. It’s a team process!

Aspects of this stage include:

  • Site Evaluation
  • Utility Assessment
  • Budgets for Pre-Build and Build
STEP 2 - Prepare (Pre-Construction)

This is the time to dig deep and understand what you want in your new home, and the practical steps to achieve those goals. Permit acquisition can be time consuming, costly, and complex. Our process strives to address the building department’s priorities and needs — the first time. After completing all the design and permitting requirements, under the orchestration of the JNT management team we will proceed quickly with site preparation including clearing and grading.

Aspects of this stage include:

  • Design and Drawing of your Home and Site Plan
  • – Questionnaires, etc
    – Will you use a Designer?

  • Funding
  • Utility Set Up
  • General Clearing and Grading of building site
  • Permit Acquisition
STEP 3 - Build

Now it’s time to build!
Once you are comfortable with the final custom home design, we will reach out to proven subcontractors and tradesmen to finalize the project costs and set a workable schedule.
With over 15 years working with key partners in Northern California, we have a number of outstanding craftsmen and subcontractors that work as an extension of our team and who meet or exceed our standards of excellence.

As such, their interest is the same as ours — your satisfaction. Based on final costs and material selections, we’ll work through a simple, yet protective contracting process for the custom home project and start the ball rolling.

Construction will proceed according to our detailed schedule with subcontractors and craftsman working together and in close sequence to minimize the amount of time needed to complete the quality project.

Aspects of this stage include:

  • Contract
  • Set Construction Schedules
  • Selections Deadlines
  • Confirm Scopes and walk with Subs and Supervisor and JNT’s carpenters
  • Weekly onsite Meetings with Supervisor
STEP 4 - Finish

A king of ancient Israel once said, “A desire fulfilled is sweet to the soul…” (Proverbs 13:19a) and that is precisely our goal in this stage. Each trade will be guided meticulously to finish their respective scope under the watchful eye of JNT’s supervision team. We want it completed, and completed well. To that end, we will colarberate with you, the owner, to ensure that all of our collective concerns are addressed and resolved.

Aspects of this stage include:

  • Punch Lists
  • Job walks
  • Taped physical lists in each room to mark off
  • “Blue tape” walks
STEP 5 - Support

For JNT, completion of your custom home is more than just cleaning-up and walking out.
Once any remaining punch list items are addressed, we will meet and provide you with a final project binder and package including:

  • As-built drawings
  • Copies of Agency permits
  • Material specifications (Excel Spreadsheets)
  • Manufacturer/supplier cut sheets
  • Appliance warrantees
  • In-progress photos
  • Additional valuable project information

Always seeking to improve our processes, we will also solicit your feedback and input on the project. And even then, JNT is still not done — we stand by our work and for the next 10 years, responding to any questions, concerns, or warranty items that come up. We are local and committed to your long term satisfaction.
